Do I need an Agreement in Principle before viewing?
It is not always required to view, but it makes a big difference if you want to reserve. It helps confirm affordability and shows the onsite team that you are ready to move.

What happens when I pay a reservation fee?
The home is normally held for a set reservation period while your solicitor, mortgage and paperwork progress. The exact terms should be checked on the reservation form.

Why does the solicitor matter so much?
New homes can have tight exchange deadlines. A solicitor with new-build experience is more likely to understand developer packs, management information, lease details and completion notices.

Are incentives available?
Sometimes. Incentives can change by development, plot, timing and buyer position, so they should always be confirmed before relying on them.

What should I ask about service charges?
Ask what is included, how the estimate is calculated, whether amenities are included, how charges may change and whether there are estate charges or ground rent considerations.

What about snagging and warranties?
New homes usually come with structural warranty protection, but buyers should still understand handover, customer care and the process for reporting snags after completion.
