Most sales do not fall through at the viewing. They fall through weeks later: a survey surprise, a renegotiation, a buyer who was never really committed. Sale Ready deals with all three before they can happen.
Think about how you would sell a car
You would never sell a car without its history. Every year you have paid for the MOT and the service, fixed what needed fixing, kept the paperwork. And when it comes to selling an asset that has done nothing but depreciate, that documented history is precisely what gets you the best price. Buyers kick the tyres, slam the doors, press every button. What they can see tells them there is nothing to find. What they can read tells them there never was.
So here is the question: why would you sell your home, worth hundreds of times more and appreciating rather than depreciating, with less evidence than a used car?
A used car comes with

Sale Ready changes the second column.
Before it goes on the market, your home is inspected by an independent, RICS registered surveyor, arranged through Gazeal. It is an enhanced Level 2 survey that sits between a standard Level 2 and a full Level 3, and it includes an electrical safety report (EICR) and a gas check, which buyers normally have to pay extra for. Every home has some wear and tear. Being upfront about it, whatever it is, means the asking price is set on evidence, and a price set on evidence is a price that holds. No dark corner renegotiation six weeks in.
A neutral surveyor
Your buyer can ring the surveyor and ask questions about the report. So can you. Nothing hidden, and nobody's expert versus anybody else's.
You own the survey
It is yours, it stands, and it does not change unless you carry out further work on the property.
Both sides protected
The indemnity covers you on what you disclose and lets your buyer rely on the findings. Nobody needs a second survey.
And the survey costs you nothing upfront. The fee, VAT included in every price you will see, is payable on completion, or at six months if your home has not sold by then. When paired with a Reservation Agreement it costs you nothing at all if your buyer withdraws.
Ahead of the rules, not behind them
This is not a gimmick. It is where the law is going. The government's Home Buying and Selling Reform roadmap, published in June 2026, sets out plans for mandatory sales packs: searches and condition information prepared before a home is listed, with more binding commitments between buyer and seller to follow. Scotland has worked this way since 2008. No home goes to market there without its Home Report, survey included, and their sales fall through far less often.
In other words, the survey, the searches, the upfront forms and the committed agreement that make up Sale Ready are the direction of travel for every sale in England. The only question is whether you sell that way now, by choice and with the advantage, or later, when it is required.
Legally ready before your buyer is found
The slowest fortnight in most sales is the one nobody sees: solicitor onboarding, forms, money on account, searches. With Sale Ready, all of it happens when we list, not when we sell.
- Your solicitor is instructed and your ID checks completed on day one, with money on account so searches can be applied for straight away.
- The Property Information Form (TA6) and Fittings and Contents Form (TA10) are completed upfront, so the standard enquiries are answered before they are asked.
- By the time an offer is agreed, the legal work that normally starts the clock has already been done. That is often two weeks or more saved before you have even met your buyer.
Both sides committed, in writing
The handshake that actually holds. Once your sale is agreed, a Reservation Agreement legally commits both parties, with no deposit required.
- No gazumping. No gazundering. No last minute price chips.
- If either side walks away without good reason, the other is compensated, and Gazeal guarantees the payout.
- You do not pay your survey fee if the buyer pulls out.
For buyers and sellers who want belt and braces, a secure Holding Deposit option is available too. Funds are held by ShieldPay, an FCA regulated escrow service. If the buyer withdraws unreasonably, the deposit is yours. If you withdraw, they are refunded in full. Simple, and fair both ways.
How it works, and who does what
- We start the moment you instruct me. I introduce you to Gazeal, who arrange the survey with you directly. That agreement has to sit between you and them, and it is what makes the deferred fee possible. You instruct your solicitor, who will ask for money on account, usually around £150, so they can begin and order the searches. You complete the two standard forms every seller has to fill in sooner or later: the Property Information Form and the Fittings and Contents Form, known as the TA6 and TA10. Doing them now rather than after a sale is agreed is what buys back the time.
- Your marketing is built while the survey happens. The survey takes around two weeks. That is not two weeks of waiting, it is two weeks of preparation. Photography, video, the brochure, the launch plan and the first run of social content are all made and ready. Most homes reach the market half prepared. Yours will not.
- We launch fully armed. Priced with the survey findings already known, so the asking price is one that holds. Everything goes live together: portals, brochure, video, social.
- Buyers offer informed, with the condition report in front of them.
- Sale agreed, both sides commit. You and your buyer agree a Reservation Agreement or a Holding Deposit between you, and sign. Committed.
- Completion, faster. The legal groundwork was done before your buyer even viewed.
What you pay, and when
Your solicitor: money on account at the start, usually around £150. Nothing can be ordered until that is in place.
Marketing: paid upfront to me, as it would be on any instruction.
The survey: nothing upfront. Payable on completion, or at six months if your home has not sold by then. Not payable at all if your buyer withdraws and a Reservation Agreement is in place.
The honest bit
Sale Ready is not compulsory and it is not for every sale. At your valuation I will tell you straight whether it earns its keep for your home. Fees are fixed, published and always include VAT, survey from £776 and reservation fees from £600, and who pays, whether that is you, your buyer, or split, is agreed upfront and not sprung later.
